Conversions & Renovations
Edition Hotel (The Modern), Waikiki Oahu HI
1775 Ala Moana Blvd, Honolulu, HI ;
Owner – Davidson Foundation and McKinney Investments.
Provided Development Management services for the full renovation of the former Yacht Harbor Tower (originally part of the Ilikai Towers development) and a conversion/rebranding to the first domestic Edition Hotel, a joint venture brand by the legendary Ian Schrager and Marriott International.
The new program included a total of 353 guestrooms including suites, nightclub, 3 meeting rooms, 3 ballrooms and one of the largest banquet kitchens in Waikiki; Full Spa & Fitness Center; Chef Morimoto’s restaurant overlooking the harbor; 5 bars, and a full MEP system retrofit. Yabu Pushelberg was the Interior Designer.
As Executive Vice President of Cumming's Hospitality Project Management Group, Mr. Breen also fulfilled the role of Project Development Manager of this development reporting directly to the JV Ownership. Mr. Breen directed the on-site Project Management Team, Architect and Subconsultants, General Contractor, and FFE Procurement Agent to deliver the project. Mr. Breen also managed all financial reporting for the developer and all Edition brand interface.

The ownership converted the hotel a year later to the Waikiki Modern Hotel, at the time an Aqua Hospitality Brand. The property has since been acquired by Diamond Resorts.
Hilton Elara @ Planet Hollywood (Former Westgate Resorts), Las Vegas NV
Located at 80 East Harmon Avenue, Las Vegas NV. Owner - Centerbridge Partners LP, with Resort Finance America as Operating Partner and Lantern as Asset Manager.
The property was originally developed by Westgate Resorts as a timeshare development (see this project in this website under the heading of "New Developments"). It is co-located on the same property as the Planet Hollywood Casino Hotel. (Breen was also responsible for the original development - See Westgate Resorts in New Development tab)
The completed phase one tower and the phase two land was acquired from Westgate Resorts and converted/rebranded to a Hilton Vacations Club property named Elara.

Breen Group assisted the new ownership in the property conversion and rebranding. Subsequently Breen Group fulfilled the role of Development Manager to analyze future development opportunities for the upper four floors of shell space in Tower One, and to analyze and create future development opportunities for Tower Two (Refer to Hilton Elara in the "New Developments" for further information).

Hyatt Centric, Park City UT
Located at 3551 N Escala Ct, Park City, UT. Owner - Centerbridge Partners LP, with Resort Finance America as Operating Partner and Lantern as Asset Manager.
The Escala property was originally developed by an individual developer as a 85 unit luxury ski-in /ski-out condo hotel development located in the Resort Village at the Canyons Ski Resort. The acquisition included excess land entitled for future development. Included 1, 2, 3, and 4 bedroom units (w/Lock-offs) and full gourmet kitchens.
The property was acquired from the individual developer and was converted and rebranded to a Hyatt Hotel and later to a Hyatt Centric Hotel.

Breen Group assisted the new ownership in the property conversion and rebranding as project manager to establish scope and budget, manage design and construction for a renovation of all participating condo unit interiors and all interior public & meeting spaces. Breen Group also fulfilled the role of development manager by analyzing future development opportunities for the excess land (see elsewhere in this website under the heading of "New Developments".
Sunrise Lodge by Hilton Grand Vacations at The Canyons, Park City UT
Located at 2307 W. High Mountain Road, Park City, UT; Owner - Centerbridge Partners LP, with Resort Finance America as Operating Partner and Lantern as Asset Manager.
The Sunrise property was originally developed by an individual developer as a 83 unit luxury ski area condo hotel development located in the Resort Village at the Canyons Ski Resort. The property was acquired from the individual developer and was converted and rebranded to a Hilton Grand Vacations timeshare resort. The acquisition included excess land entitled for future development.

Breen Group assisted the new ownership in the property analysis to support the conversion and rebranding process. Breen Group also fulfilled the role of development manager by analyzing future development opportunities for the excess land (see elsewhere in this website under the heading of "New Developments".
Montage Kapalua Bay, Maui HI

The property was initially developed as a Ritz Carlton Residence & Club and was acquired by current ownership. Breen Group Inc. assisted the current ownership to assess the property's condition and the conversion / rebranding to a Montage resort.
