Edition Hotel & Residences, Miami Beach
Located at 2901 Collins Avenue, Miami Beach FL;
Owner – Marriott International (sold upon opening to ADIA).

The Miami Beach Edition was a major property renovation, conversion and addition of the former Seville Hotel listed on the historic registry. Full interior demo and reconstruction. Added 2 additional floors on the existing hotel plus a new 16 story wing and a new 5 story crescent shaped suites tower, all totaling approx. 420,000sf. 294 Guest Rooms including luxury suites, 8 bars, nightclub, ice rink, bowling alley, ballrooms and meeting rooms, 2 Jean-Georges Vongerichten branded restaurants, 2 pools and lush landscaping. Includes 26 John Pawson designed Luxury Residences. The F&B operations have been among the top five performing properties in the Marriott system.
Edition is a luxury lifestyle hotel brand created through a joint venture between Ian Schrager, largely credited with the reinvention of the modern boutique hotel and Marriott International, now with 10 locations around the world and many more in the pipeline. The acquisition by Marriott of the three iconic properties in London (formerly the Berners Hotel), New York (formerly the NY Met-Life Clocktower Headquarters), and Miami Beach (formerly the Seville Hotel) comprised a major initiative by Marriott in to grow the brand and invigorate future third-party developer interest.

As Executive Vice President of Cumming's Hospitality Project Management Group, Mr. Breen also fulfilled the role of Edition Program Development Manager of the three project development portfolio reporting directly to the Chief Operating Officer of Marriott International, for all development responsibilities. Mr. Breen personally directed the on-site project management team, design team, and general contractor to deliver this extremely complex project.

Edition Hotel, London
Located at 10 Berners St., London, W1T (Fitzrovia District), UK; Owner – Marriott International (sold upon opening to ADIA).

The London Edition located in the Fitzrovia district was a major property renovation and conversion of the former Berner’s Hotel listed on the historic registry. Full interior demo and reconstruction. Reprogrammed to include 173 Guest Rooms including luxury suites, the Tavern Restaurant operated by Chef Jason Atherton, Basement Nightclub, Lobby Bar, Punch Room Bar, Fitness Center, and Meeting Rooms. The historic facade and interior spaces were fully restored to their former glory. The hotel opened in September of 2013. Won Best Hotel Opening of the Year in 2013.

Edition Hotel, New York
Located at 5 Madison Ave, New York, NY 10010;
Owner – Marriott International (sold upon opening to ADIA).

The New York Edition was a major property renovation of the former 206,000sf Met-Life Clocktower office building listed on the historic registry. Architecture by Adamson and Interior Design by Rockwell. Conversion to hotel use and renovation of historic exterior facade. Full interior construction of 273 guestrooms including luxury suites, new egress stairs and elevators and structural core, new central plant, new public spaces including lobby and bar, a Stephen Starr branded restaurant and bar managed by Michelin-starred Executive Chef Jason Atherton.

Ritz-Carlton Club & Residences, SF
Located at 690 Market St., San Francisco, CA;
Owner – Ritz-Carlton Development Corporation in a 50/50 joint venture with The Hunter Group;
​
Historic Renovation, Conversion and Addition to the former 12 story SF Chronicle Newspaper office building originally built in 1895. Conversion from commercial office use to a five star Ritz-Carlton branded condo hotel with full seismic retrofit. The historic stone and brick facade was completely restored to match historic photos, foundations were improved, cast iron structural frame was replaced, elevator core was relocated. A 12 story contemporary addition was added on top of the original roof to top out the entire structure at 24 stories. The new program was 100 Condominium Units consisting of fully furnished Fractional Club Units and unfurnished Residence Units. Parking requirements were achieved by acquiring the adjacent office building and converting the basement level to additional parking with access through the Ritz-Carlton garage. This project won the award for SF’s best historic renovation of the year.
A second building located at the edge of the Tenderloin District on Market Street which was originally built in 1925 was also fully renovated and converted to below market units to fulfill the developer's obligation to provide low-income housing prior to obtaining the Certificate of Occupancy for the main project.

As MVCI/RCDC Regional Vice President of Development, Mr. Breen personally directed this project management team, design team, and contractors to deliver this highly complex project, while simultaneously managing the western regional portfolio of projects.
